We understand the unique and challenging environment that care for the elderly presents and respond to this with skill and professionalism to create individual solutions and designs for every project.

All projects are personally overseen by a Partner or Partnership Associate, who bring their experience to bear on the overall project as well as identifying and solving any issues and ensuring optimised delivery, cost control and customer satisfaction. As a small, inter-disciplinary practice we provide a flexible and cost effective service throughout the project.


Quantity Surveying

Carless & Adams Partnerships Quantity Surveying Service ensures highly effective cost advice, financial control and contract management. Effective cost advice is a vital component in all construction projects from feasibility studies and budget estimates to cost control and final cost assessments. CDM Advisor

Carless & Adams Partnership are expert in providing independent advice and guidance on compliance with the Construction (Design & Management) Regulations 2015; offering Principal Designer services and acting as CDM Advisors to Clients, Designers and Contractors.

Carless & Adams Partnership are corporate and individually Registered Members of the Association for Project Safety and have successfully completed over 900 projects.

Our vast experience encompasses a wide variety of projects across all sectors ranging from £100,000 to £40 million. Our dedicated and experienced Principal Designers and CDM Advisors offer a pragmatic and helpful approach by assisting the design and construction team to comply with all requirements of health and safety legislation.

Party Wall Advice

Carless & Adams Partnership provides expert party wall advice for all party wall matters, acting for both building owners and adjoining owners of residential and commercial property. We are able to offer advice to a wide range of private and public sector property owners including developers, local authorities and housing associations.

The Party Wall etc. Act 1996, applicable throughout England and Wales, is an enabling Act which allows legitimate works to proceed. The Act helps to safeguard the interests of the building owner and adjoining owner whilst construction work is in progress. The Act also provides a framework for preventing or resolving disputes that potentially could arise between the building owner and adjoining owner in relation to such construction works. The Party Wall etc. Act 1996 places a legal duty upon any building owner proposing works that are covered by the Act, to notify the adjoining owner(s) of their intentions. Depending on the type of work being carried out, the notice must be served at least one month or two months prior to the date the proposed works are due to commence.

Carless and Adams Partnership are able to advise appointing owners through the process and assist in the preparation of formal documentation to enable works to proceed.

For building owners intending to carry out construction works covered by the Act, as the appointed building owner surveyor, Carless & Adams Partnership can:

  • Review proposed works and help you identify which neighbouring properties fall within the scope of the Act.
  • Serve the relevant party wall notices on all adjoining owners (for the purpose of the Act, anyone who has a legal interest in the property of more than 12 months).
  • Liaise with the adjoining owner(s) and/or the adjoining owner surveyor(s).
  • Prepare and agree the party wall award. Serve the party wall award on the building owner.
  • Undertake a survey of the adjoining owner(s) property and produce a Schedule of Condition to be appended to the party wall award.

For adjoining owners whose neighbours are proposing to carry out construction works covered by the Act, as the appointed adjoining owner surveyor, Carless & Adams Partnership can:

  • Advise the adjoining owner of their rights under the Party Wall etc. Act 1996.
  • Review and confirm that the served party wall notices are valid.
  • Liaise with the building owner surveyor.
  • Prepare and agree the party wall award. Serve the party wall award on the adjoining owner.
  • Undertake a survey of the adjoining owner’s property and produce a Schedule of Condition to be appended to the party wall award.
  • Identify any damage, if applicable, on completion of the construction works.
  • Note: under the Act, the building owner is required to pay professional fees on behalf of the adjoining owner.
